Vale d' Oliveiras - The Resort

 

Covered walkways run through gardens connecting each cloister to the heart of the development where you will find the reception, convenience shops and a club house including a bar and restaurant with terrace overlooking an impressively large ornamental mirror pond

 

There is a spacious open-air central swimming pool with an adjacent children's pool and a tropical poolside bar for drinks and light snacks.

 

The development features an expertly appointed health club with a gymnasium, indoor heated pool, Jacuzzi, sauna as well as a SPA offering a steam room and a range of natural therapies and beauty treatments. Furthermore, there are two tennis courts (multi-purpose).

 

In the near future, the resort features will also include cycle and running tracks  and a children's play park.

Buying Options

 

Vale d' Oliveiras currently offer two different buying options on all of their properties; Whole Ownership and Fractional Ownership.

 

 

Whole Ownership

 

How does Whole Ownership work?

 

If you chose Whole Ownership of the property you will pay the full purchase price and it will be solely for your use. You have the freedom to use this property as and when you wish. Should you choose to, you will also be able to rent your property out through the Resort Management. In addition, owners have the opportunity to become members of Interval International, entitling them to exchange any number of weeks at Vale d'Oliveiras for other stays in other 5* resorts worlwide.

 

 

Maintenance and Running Costs

 

Owners can be assured that an experienced management company is on hand to ensure the property is furnished, maintained and serviced to the highest standards. This includes arrival and departure maid service for owners and the provision of linen and towels at the beginning of owners stay. 

As sole owner of the property, you will be required to pay the full Maintenance and Running Costs.

 

These costs are used to maintain the resort, including but not limited to the upkeep of the roads, gardens, grounds and pools and other facilities and amenities on site, utility contracts, shuttle bus services, security and surveillance and buildings and contents insurance  

 

Whole Ownership Prices

 

These prices are exclusive of IMY, Notary and Registration but inclusive of a full luxury furnishing package.

 

All properties are fully decorated and equipped. The luxury furniture package also includes crockery, cutlery, glassware, pots, pans, cooking utensils and other items. As well as air conditioning, you can enjoy TV, DVD and sound system. Kitchens are full fitted, including electric hob, electric oven, extractor hood, combined fridge / freezer, microwave, dishwasher and washer / dryer.

 

  

 

Fractional Ownership

 

How does Fractional Ownership work?

 

According to the principal of Fractional Ownership, a property can be split with several buyers purchasing a fraction of one property. Vale d'Oliveiras Quinta Resort & Spa offers fractional ownership with up to 4 owners per property. One owner may purchase more than one fraction of the property should they wish or even prefer to purchase all 4 quarters, thus buying the whole property, further details of which are above. Fractional owners are not responsible for finding owners for other fractions or for knowing them, although it is often the case that co-owners become good friends and associates.

 

Fractional owners have the right to use the property for 13 weeks of the year per quarter they own, on a rotating basis, as exemplified in the chart below.

Alternatively there are a small number of properties available which are non-rotating and have a set 13 week period which stays the same every year.

 

Fractional owners are free to swap allocated usage with their co-owners or if they do not want to use all 13 weeks, to rent through the resort management. Owners also have the opportunity to become a member of the Interval international program, entitling them to exchange their weeks at Vale d'Oliveiras for other stays at other 5* resorts worldwide.

 

Owners are free to sell their quarter share when they wish. One stipulation is owners must offer their share to their co-owners before putting it on the market. In addition, owners can leave their quarter share to family members.

 

 

The Legal Side

 

The legal side of fractional ownership works a little differently to purchasing a property outright. A UK Company is set up to purchase and own the property, and then the 4 fractional owners buy into that Company, thereby each fractional owner will own 25% of the shares of that Company. A UK Company is set up for each property and this is approved by the Portuguese Government.

 

All buying costs, taxes and legal fees are included in the purchase price.

 

 

Maintenance and Running Costs

All running costs are equally shared between the owners and are therefore aligned with usage. This means owners have less costs associated with owning a second home and do not have the financial burden of year round maintenance. 

 

These costs are used to maintain the resort, including but not limited to the upkeep of the roads, gardens, grounds and pools and other facilities and amenities on site, utility contracts, shuttle bus services, security and surveillance and buildings and contents insurance.

 

 

Quarter Share Prices

 

Prices are inclusive of UK Company Set up cost, IMT, Notary and Registration as well as a full luxury furnishing package.

Reservation Process - Whole and Fractional Ownership

 

A reservation deposit of €5000 is required to reserve and retain your fraction once you have chosen the property and the fraction that suits you. This is best done through an inspection visit enabling you to view the properties and the resort; we would be delighted to arrange this on your behalf at a cost of £199 per couple to include 3 nights stay, transfers and breakfast. The deposit is fully refundable for a certain period, but enables you to place the property on hold for two weeks whilst you get the necessary paperwork together and complete a due diligence questionnaire. A due diligence questionnaire seeks to confirm eligibility of potential owners and asks for the provision of certain documents and needs to be approved. It means owners can assure themselves that all owners on resort have been approved for purchase.

 

Once the due diligence questionnaire has been approved we will confirm with you that you are ready to proceed and that the reservation deposit is no longer refundable and will be deducted from the purchase price.

 

Once these steps have been followed, purchasers are required to sign the contract and pay a 50% deposit (less the €5000 deposit) with a date set for the balance payment. Once the 50% balance payment has been made, owners will receive the membership certificate for their UK limited company and can enjoy the benefits of owning on Vale d'Oliveiras.

 

Local Area

 

Vale d'Oliveiras is located 5 minutes outside the picturesque fishing town of Carvoeiro, a lively and welcoming beach town. Carvoeiro has an array of nightspots with plenty of live music and a generous spread of excellent restaurants offering Portuguese fare alongside a range of international cuisines.

 

Carvoeiro is just one of the many small towns that line the sun-drenched coast line of the Central Algarve.

 

The resort is in a secluded and peaceful area. This beautifully landscaped 9 hectare resort is only 45 minutes from Faro International Airport along the new Via do Infante Motorway and is only 14k, away from Portimao Arena and Formula One Racing Circuit.

Not to forget the little ones, the Algarve has many places of entertainment for children. There are several quality theme parks and zoos including ever popular waterslide parks and a Zoo-Marie with Dolphin Show. Entertainment for all the family in just over a 10 minute drive from the resort.

 

Last but not least the many luxurious, breathtaking beaches offer peace and relaxation along with every type of watersport you can think of. Florida style boats offer big game fishing in rich deep sea waters, whilst for a more gentle excursion you can take one of the many boat trips along the Algarve cost to visit the magical sea caves.
