Proving your identity and ownership of a property
Money Laundering Regulations 2017

As with all Estate Agents, Select Resorts Properties is subject to the Money Laundering Regulations 2017. This means we are legally obliged to conduct identification checks for all clients. For sellers this will take place at the point we are instructed to handle the sale. For buyers this will be the point at which an offer is made for one of our properties or investment opportunities. Without this information we will be unable to proceed with any work on your behalf.

We shall carry out an electronic identification check which has no impact on your credit rating. To do so the Credit Reference Agency may check the details you supply against any particulars on any database (public or otherwise) to which they have access. To enable us to do this we will need your full name, address and date of birth, and a scanned copy of your passport. We can provide you with an App specifically designed to take the image in the correct resolution and send it to us via a secure method. Business entities will be required to provide the same details for all beneficial owners.

Any personal data we receive from you for the purposes of our money laundering checks will be processed only for the purposes of preventing money laundering and terrorist financing, or as otherwise permitted by law or with your consent. You consent to us retaining such data for longer than the five year statutory period, unless you tell us otherwise.

In any case where we have been unable to establish your identity by means of an electronic check you will be required to provide us with two certified copies of identification, one from List A and one from List B. These should be forwarded to us using the secure App, details of which will be provided to you.

LIST A - IDENTITY DOCUMENT

Current signed passport
Valid UK driving licence
EEA member state identity card

LIST B - PROOF OF ADDRESS LESS THAN 3 MONTHS OLD

Utility bill
Mortgage statement
Bank / building society statement
Valid UK driving licence (if not used for List A as ID)
State pension benefits book
Home or motor insurance certificate
Current local authority tax bill / tenancy agreement
Solicitors letter confirming house purchased/ land registration
NHS Medical card

Probate

If you are acting as a Representative of an Estate we will require the following in addition to our electronic checks:

Grant of Probate (if a will was left)
Letter of administration (if no will left)

Limited company

If you are acting as a Representative of a UK Company we will require the following additional information to enable us to proceed with our electronic checks:

Company Number
Registered Office Address
Vat Number
If offshore, nominee director declaration and a general power of attorney
Details of individuals or entities with 25% or more of the shares or voting rights in the company (i.e. the Beneficial Owners).

If you are acting as a Representative of an Offshore Company we will require the following additional information to enable us to proceed with our electronic checks:

Certificate of Incorporation
Articles of Association, Memorandum of Association, Latest Annual Return with details of current company officers, Share Certificate(s) showing the Ultimate Beneficial Owner OR
Certificate of Incumbency
If the shares are owned by another company, repeat steps above for the holding company
Nominee director declaration and/or general Power of Attorney (if applicable)
Details of individuals or entities with 25% or more of the shares or voting rights in the company (i.e. the Beneficial Owners).

Trust

If you are acting as a Representative of a Trust we require the following:

Trust deed
List of trustees
List of beneficiaries

Details of individuals or entities with 25% or more of the capital and/or those who exercise control over the Trust.
