Purchase Process

  • The first step is the signature of the preliminary sale agreement, which specifies the signature of the final deed (notarised deed of purchase).
  • In accordance with the preliminary sale agreement, the purchaser must transfer a 10% deposit to the office of Stéphane Serratrice, the notary in Antibes who is in charge of establishing the final deed and of explaining the rights and liabilities of the clients in their prospected purchase.
  • Stéphane Serratrice will keep the deposit, in an escrow account. The deposit must be transferred from the personal account of the person who will sign the preliminary sale agreement contract.
  • The purchaser benefits from a 10-day cooling-off-period, after having officially received a copy of preliminary sale contract signed by both parties.
  • If the purchaser decides to withdraw, 100% of the deposit will be refunded.
  • The period between the preliminary agreement and the closing (signature of the final notarised deed and payment of the full price, plus notary costs) is the time for the purchaser to deal with the financing and to think about the right way to purchase.
  • At the closing, the purchaser will be able to collect the keys of the apartment.

Purchasing fees and taxes

Notary costs (fees and taxes) are approximately 1.6% of the purchase price.

  • Notary Fees – 0.7% of the purchase price
  • Purchase Tax/Duty – 0.7% of the purchase price
  • Legal Paperwork Costs – 0.2% of the purchase price

These costs do not take into consideration the cost of a mortgage or the cost of setting up a company.

While away the day exploring some of Europe’s most scenic coastline and crystal clear Mediterranean waters before venturing out to enjoy an evening of fine dining at one of many high quality restaurants on your doorstep. More than twenty of Antibes’ restaurants make it into the coveted Michelin guide.

Perhaps the greatest endorsement of the area's serenity comes from the nearby Picasso Museum. Home to one off the his largest collections with over 100 pieces of work, the 14th-century Château which houses the collection was once one of Picasso’s studios. So inspired by Antibes, as a token of his gratitude he donated the town all the works he had created during his time there saying “If you want to see the Picassos of Antibes, you must come to Antibes.”

For music lovers the internationally acclaimed annual jazz festival ‘Jazz à Juan’ comes to town in July and is an event not to be missed. Previous musicians to have performed include a host of giants from the world of jazz, soul and blues.

Venturing further afield, Nice, Cannes and Monaco are all within an hours reach by car whilst Juan les Pins railway station also provides scenic connections along the Côte d’Azur.
